The company warrants the foundation, columns, beams, slabs and load-bearing walls of the above property against defects in our structural design or workmanship for five years from handover, subject to the signed construction agreement and its exclusions.

Waterproofing: 5 years · Workmanship: 2 years · Fixtures: 1 year, subject to manufacturer terms. Natural disasters beyond design loads, unapproved alterations, normal wear and tear, neglect and misuse are excluded.

How to claim

  1. Contact us in writing (email or WhatsApp) describing the issue with photos.
  2. Our engineer will inspect within 7 working days at no cost to you.
  3. If the defect falls under warranty, we repair it at our expense — parts and labour included.

What's not covered

  • Damage from natural disasters beyond design load (e.g. earthquakes above the design PGA).
  • Alterations, extensions, or repairs done by third parties after handover.
  • Normal wear-and-tear, cosmetic settlement cracks, and finishes past their warranty term.
  • Damage caused by neglect, misuse, or lack of routine maintenance.

What does a 5-year structural warranty in Nepal cover?

It covers the foundation, columns, beams, slabs and load-bearing walls of your home against defects in our structural design or workmanship for five years from handover. Waterproofing is covered for five years, general workmanship for two years, and installed fixtures for one year.

Is the warranty in writing?

Yes. The warranty terms are part of your signed construction contract and are reissued as a warranty certificate at handover, together with as-built drawings and structural calculations.

How do I make a warranty claim?

Report the issue in writing by email or WhatsApp with photos. Our engineer inspects within seven working days at no cost, and if the defect falls under warranty we repair it at our expense, parts and labour included.

Does the warranty transfer if I sell the house?

The structural warranty stays with the property for the remainder of its term provided no unapproved structural alterations have been carried out after handover.
